“This was our second stay at Rosedale Abbey but the first at 2 Primrose Villa.”

A great base to enjoy the local area. Lovely decor and very comfortable. Having a dog with us,the enclosed garden was a great advantage. The weather was not yet cold enough to warrant using the fire, as the cottage was very cosy. We hope to return soon.

“At first all looked realy good.”

We noted cleanliness was not as we would have liked. Heating in general. 1st the heating system was a law unto itself. As the weather had turned and a very cold wind came the heating came on when it felt like.3am in the morning. The hive themostat could not pickup a signal so was overiden. The log burner was a godsend. The tv was not uned and found the sat box not working as the plug etc was broken. The stereo was held together with blue tack. The wiring at the back of the tv was a mess. We moved the settee to access the cleaner and the castor fell off. The garden was overgrown as the car park and entrance. As an engineer off many years standing (Oftec/ Gas safe) I was supprised to find no evidence of PAT testing or boiler testing. No safety certificates at all. This is a lovely place with a little TLC and attention to detail be brilliant. Fantastic area with all we wanted.

Thank you for your feedback we always appreciate comments that we can address if guests do not find everything as they expect. Taking each point in turn With regards to the cleanliness I too am upset and very surprised it was not 100% as previously we have had nothing other than compliments, will contact the cleaning staff and ask why on this one occasion there was something not cleaned and presented perfectly. I can assure that all required certification is fully up to date. I Have an annual electric safety check of the whole building including all white goods and appliances,which is more thorough than the basic PAT test. As an engineer of many years you may have noticed that I have an Oil boiler (no gas at the property) there is no testing requirement for oil boilers,however I choose to have the boiler serviced annually. I don’t have the certificates displayed in the “welcome information booklet “ but maybe this is something I should do to show guests who want to look into this detail when on holiday. I’m afraid I can’t comment on the “Hive “ thermostat as there have been no previous issues,neighbours tell me there had been electrical power outages,perhaps that was the issue and possibly explain the tv “tuning “? Thank you for pointing out that the caster was damaged on the sofa . The garden..the carpark and its adjacent wilderness garden are the property of a neighbour.you describe my garden as overgrown..I only have grass and a gardener cuts it weekly however I’ll check this hasn’t been missed with all the rain we’ve been having. I am very upset that you found a few things that weren’t just perfect and I’ll make sure everything is sorted so we can continue to get the 5star reviews we have been getting this year Thank you again for your feedback Property Owner

“It’s a beautiful location and the bedrooms were really lovely and comfortable.”

The main living area is cramped though. We were really lucky with the weather so didn’t spend a lot of time inside but the kitchen was extremely snug. Could benefit from smaller dining set. There’s broken items in the tv cabinet. Water pressure in the shower was excellent. Parking was tricky and we only have a small car. Neighbour kept creeping over making it hard to get on the end space. We gave up on last evening and just parked in between them. Marking out the spaces might help. The views were incredible and we loved seeing the animals in the fields. A great spot for exploring different places. Eden camp was a real treasure. It was great having such an incredible day out that our dog could explore with us.

Lovely very well equipped cottage in a quiet and peaceful location short walk across field to Rosedale village Beautiful scenery will definitely go back thank you to the owner for the nice welcome gift and text to say we could go earlier to cottage Brilliant wood burning stove and very comfortable bed Got a bit confused with directions but saw on one of the reviews they had a similar problem We looked out for the white house farm pub and then took the road opposite it was a few mins along that road on the left recognised the house from the picture couldn’t see the sign primrose villas as it was faded on wall but parking just at side The car park was fully due to occupancy of next cottage but we unloaded and parked in a pull in spot in front on cottage garden Went to grace on the green in village for lunch excellent food and service then went to White House farm pub at end of the road for tea very friendly new manager and sampled local beer

“After reading some of the reviews I had a lovely surprise when we arrived at Primrose Villas….”

It was far nicer than I was expecting! There is a hidden away washing machine, it is larger than the impression given , clean , comfortable (including the beds!) and homely. It is in a wonderful position for walking to the pubs, coffee shops and long walks in the National Park. We are looking forward to a return visit.

Our only suggestion would be clearer instructions for finding the cottage. Once we realised that it was the turning to 'Thorgill only' opposite the White Horse Farm Inn we had no problem. We would definitely book again.

The top floor bedroom in particular was great. The downstairs room was fine for two of us but would be rather cramped for five. Kitchen is well equipped but very compact no storage at all for food for example.

There was, however, an issue around space. The ground floor open-plan living/dining/kitchen area was tiny and smaller than it appeared in the photographs. Even with only two guests and a dog, we were cramped for space and we certainly wouldn't have wanted to be in a party of four. We felt that we would have had more room to move on a narrowboat. There are some small inaccuracies in the cottage description. The first floor bedroom does not contain a standard sized double bed and fuel for the wood-burning stove is not included as implied. There was enough for the first night but the expectation was that guests would provide the rest. Most cottages state this explicitly but this cottage did not. It is also not made clear that neighbours have access through the garden. The cottage was clean and well presented but evidence of a previous canine visitor was clearly evident on the lawn when we arrived and had not been cleaned up. We do not have satnav and were concerned that directions to the cottage were very poor, being both confusing and contradictory and bearing no relation to either a standard road atlas or an OS map. Sadly, the two requests made for further clarification from the owners went unanswered. We were greatly helped by the Phillips Street Guide to North Yorkshire which enabled us to make some sense of otherwise incoherent instructions.

“Very well equipped cottage close to Rosedale Abbey village (a short walk away across a field).”

The top double bedded room also has a desk/work area with wifi which is useful if you need to work or keep in contact while staying there. The two village shops plus the camping shop have just about everything you could need for your stay from basics to top quality local produce. Plenty of local walks from the cottage and much more a short drive away. Enjoy!

“Never left a review before but this cottage really exceeded our expectations.”

Firstly, really grateful for having a decent king sized mattress so we could get comfortable night's rest. A basic requirement that for the sake of an extra couple of £100, baffles me as to why owners in other properties don't get right (I would never return to a holiday cottage with a rubbish mattress no matter how nice everything else was). If I was really picky, twin beds rather than a double in the second room would have suited us better though my teenaged son enjoyed hogging the double and our youngest was happy to sleep into the very comfy guest bed in the master bedroom with us. My wife was very taken by how tastefully decorated it was, l loved the woodburner and the owner has obviously put a lot of thought into the practicalities of the stay. Kids were happy with the WiFi and smart TV plus other little extras. It was in a fantastic location with easy access to lovely walks, Dalby Forest and the coast. The local pub was lovely and had really nice pub grub. You could buy all you needed from either the local shop or the camp/ caravan site. We got a last minute deal to make the stay even sweeter. It really was the best holiday we've had in a while! Couldn't fault this cottage and would happily recommend to anyone.

Going g up stairs everything was spot on the top bedroom was better than any four star hotal I have stayed at. Love it sleeper better than normal enjoy the local barn owl. What a place did not want to leave. Thank you for a great time.

The only things that would have made it even better would have been a knife sharpener (the kitchen knives were very blunt), one or two empty cupboards for storing food in, and keys to the shed to keep a couple of bikes in there. But we managed, and we'd definitely come back. The prosecco was a lovely touch to welcome us to the cottage too, much appreciated. Friendly neighbours too!

“We alerted the property owner and booking.”

Com of the time of arrival . Received an email suggesting they would be there to hand over the key.I had no other information given to me at this time. When we arrived at the property there was no one there. We hung about for an hour then went to the local pub to try and phone for help as we had no signal on our phones. We waited on the phone to Booking.com on the pubs land line for nearly an hour with no answer. At this point we were very hungry and tired (also aware of using the pubs phone)and went to another local pub to get some food. I did go on chat at booking .com for advise and also emailed sykes holidays , booking.com several times. I could not get a signal. On chat they said they would get back to me within half and hour. I had told them that I had no signal. At 9pm we went back to the property hoping someone would have come or left a note etc. On looking around outside we realised there was a key in the key lock but at no point have I been given a code. My son tried for nearly an hour to get into the code and eventually cracked the code and got the key. I am unsure what we would have done as I expect everywhere was booked. We would probably have had to drive all the way home. You can check the emails and chat and at no point did anyone give us the code. When I eventually got in we had access to wifi and noticed that Booking .com had tried to phone us at 8:30pm. This was useless as we had no signal and I had clearly told them that on the chat . Very stressful and annoying start to the holiday. We were not expecting to go out for a meal due to covid and had brought all our meals to cook. I would like some compensation for this awful start to our holiday!

Kirkbymoorside 8 miles; Pickering 10 miles; Whitby 16 miles.

Situated in the heart of the North York Moors National Park and handily placed for touring both the Moors and the Coast, the picturesque village of Rosedale Abbey is set within Rosedale, a beautiful valley of sweeping hillsides and breath-taking views.
